MAIN BUILDING

The main building consists of 5 sections of between 12 and 14 levels each section. In total there will be 66 apartments, all consisting of 2 levels, with surface areas of between 287 and 485 square meters (2,850 and 5,390 square feet) and all with incomparable views of the Pacific Ocean and the Bay of Ixtapa.

The structure of the building which is slightly curved will be of poured cement and will have a length of 120 meters and a width of 14 meters with a footprint of 2,700 square meters distributed in a stepped form over the width of the property with a gentle slope of 10 meters from North to South.

The façades will be finished in smooth plaster and the window frames will be aluminum painted in a color to mimic natural wood and the glass will be transparent Tintex 9mm in width. The exterior coverings of the terraces will be white in color.

BEACH CLUB

Located in the extreme northern extension of the property and accessed via three stone-paved pathways leading from distinct areas of the main building the Beach Club is a natural sanctuary. The Club integrates 268m2 of covered area consisting of palapas for relaxing and for services; 112m2 of terraces of serrated concrete as well as wooden decks for sunbathing. The Snack Bar will be equipped with appliances by Mielle ; grills, barbeques, ovens, refrigerator, freezer and dishwasher.

The infinity pool will be tiled in cobalt blue Venetian mosaic tiles measuring 2 X 2cms, with a surface area of 400m2 and 50 meters of length. It includes a Jacuzzi for 12 people and a wading pool for the children.

The Beach Club also includes a Gymnasium which will be located on the lower level below the swimming pool with 35 meters frontage overlooking the ocean and the Bay of Ixtapa. It will have 200m2 of floor space for exercise and cardiovascular equipment by Lifefitness: treadmills, stationary and elliptical bicycles, dressing rooms for men and women.

THE APARTMENTS

The apartments consist of two levels. The typical apartment has a surface area of 295 m2; 156.5 m2 in the upper, or, access level, and, 138.8 in the lower level. The slightly curved façade of the building together with the stepped distribution of the units guarantees absolute privacy in the terraces and that all of the apartments have a frontal view of the ocean and the Bay of Ixtapa. Moreover, due to its location, one will enjoy a constant ocean breeze 24 hours per day.

The upper floor or access level encompasses an ample terrace equipped with a Jacuzzi for 6 people and full bath which integrates the living room with the dining room. The kitchen is furnished with Italian cabinets by SIIC, topped in yellow granite by Santa Secilia and equipped by Miele in stainless steel: a grill, oven, exhaust hood and dishwasher; the sink is by Frankie. This level also includes a service patio, maid’s room and a storage room.

The lower level contains the private areas: one master suite, two ample guest bedrooms, a family room and a linen closet. The closets in the bedrooms include louvered doors made of red cedar with vertical dividers as well as shelves of Panel W with dual chrome hanger bars. In the bathrooms, floor to ceiling tiled shower walls and the floors will be Italian Porcelanato and the wash basin tops will be Fiorito marble with a matte finish, with screens and doors of tempered glass; under sink cabinets in red cedar wood; commodes and flush mounted wash basins will be by Toto in white; faucets and accessories in chrome steel by Hansgrohe.

Both levels connected by a concrete circular staircase with a ledge of 20cms finished in polished cement and a railing of stainless steel. The steps will be made of a local hardwood (Parota). Within the structure of the staircase will be a niche to accommodate a television.

The interior walls will be constructed with Novopanel bricks finished in plaster. The ceilings will be made of smooth drywall throughout the apartment with recessed lighting in the master suite, kitchen and terrace. The floors will be rough finished Italian Porcelanato 40 X 40cms with a border and toe plate in matte complemented by a border of rounded pebbles in the terrace and master suite. The interior doors will be made of red cedar.

All of the apartments will be equipped with mini-split air conditioners with air vents in the living room, each bedroom and in the family room. In certain areas, outlets for fans will be provided.
